site? (For example height, use, materials, design,
occupancy)?
2. What did the detailed facility program forecast
the facility's Usable, Gross and/or Rentable Square
Foot requirements to be, and how far beyond the projected
occupancy date will the building satisfy space needs?
3. What contingency plans are in place for unexpected
business expansion or contraction?
4. What municipal incentives are available for the
project?
5. Based on the proforma, what financing alternative
(own, conventional lease, off balance sheet lease,
sale-leaseback) best met corporate objectives?
6. What project delivery method will be most advantageous
for your company?

7. What quality level does the construction budget
afford for the building's HVAC system, exterior skin,
roof, interior finishes, lighting, landscaping, etc?
8. What % contingencies were allowed in the Construction
Budget (building and sitework) for design, bidding,
and construction; and does the overall Project
Budget include costs for Architect/Engineering
fees and other professional service / management fees;
site acquisition costs; FF&E costs including installation
and sales tax; relocation costs; telecommunications;
security; signage; new brochures / stationery, etc.?
9. How realistic is the project schedule in considering
issues such as winter conditions, site plan approval,
long-lead steel delivery, certificate of occupancy
and move in?
10. Realistically, how much
time can you personally commit to managing the entire
project delivery process in addition to your core
business responsibilities?
