Service Description:
The facility "Program" methodically defines
the business objectives for the project, how the building
needs to perform, necessary budget considerations and
the design criteria for the project. It is the
fundamental basis for planning, budgeting, design and
construction.

P2M's model based programming process ensures exploration
and development of a client's strategic objectives,
new operational and workplace practices, new technologies,
facility design and performance goals, and accurate
development of project budgets.
- Features:
The Program is usually made up of three models, a
project Expectations Model,
an overall Program Model
and a Cost Model:

- Expectations Model
- Develops and documents business objectives for
the project.
- Identifies client's project expectations and
competing values in areas such as design image,
flexibility, functionality, technical systems
performance, budget adherence or other issues
which may shape the project's direction.
- Program Model
Clearly and comprehensively documents:
- Staffing projections (typically 1, 3 to 5 years)
- Special spaces and/or equipment
- Overall building size and detailed space requirements
- Site requirements (acreage, parking, etc.)
- Functional adjacencies and required workflows
- Necessary technical building performance criteria
(architectural / structural, electrical, heating,
ventilating, air conditioning requirements)
- Cost Model
- Detailed cost simulation of the project by individual
building system and component, the client's target
budget, P2M's historical cost data base and local
construction market conditions.
- Reflects the performance criteria and standards
embodied in the project Expectations and Program
Models so the cost parameters associated with
individual building systems represent the qualitative
expectations for those systems.
