Evaluate / recommend different appropriate methods
of purchasing design and construction services such
as "select team-negotiated award", "open book-cost
plus", guaranteed maximum price (GMP), lump sum,
competitive bid.
- Value Engineering
VE is a systematic workshop approach that analyzes
the function of facilities, building systems and
equipment for the purpose of achieving a required
function at the lowest total cost of ownership.
The primary focus of VE is function analysis and
elimination of the unnecessary in seeking out a
least cost option satisfying the client's true performance
requirement. Savings can be used to reduce cost
or pay for additional items the client wants to
include in the project.
- Detailed “Take-Off” Estimate
Validation
Independent construction estimate validating
a contractors billing to the client. Take-off will
evaluate quantities of materials and their respective
unit prices. (e.g., 100 linear feet of drywall wall
(5/8" gypsum wallboard, 3 5/8" metal stud, finished
and painted) @ $47 per linear foot).
- Critical Path / Milestone
Schedule Monitoring
Identification and tracking of those tasks in
the GANTT chart that are "critical path" or are
"milestone events" (delays or acceleration of these
tasks have a direct correlating impact on schedule).
